Georgia
The lender must mail notice at least 30 days before the sale and advertise four weeks. Sales are held on the courthouse steps the first Tuesday of the month. A deficiency judgment requires court confirmation of the sale within 30 days.
JUDICIAL · SLOWEST
Florida
The lender files a lis pendens and lawsuit; you have 20 days from service to answer or risk a default judgment. Contested cases commonly run 12 months or longer. Deficiency judgments are allowed.

South Carolina
The lender sues; you generally have 30 days to file an answer. Cases often run 6 to 12 months. If the lender reserves a deficiency, bidding stays open for a 30-day upset bid period after the sale.
